How the work is done
Prep Is the Whole Job
Most failed caulking was never going to hold, because someone skipped a step near the beginning. Here is the order every job follows.
A bead is only as good as the surface under it.
Assess the failure
Before anything is cut out, we work out why the last joint failed. Wrong sealant, no primer, a moving substrate, or a bead that was never tooled. That answer decides the rest of the job.
Remove completely
Old sealant comes out in full. No skim coats over the top of failing material, which is the shortcut that puts you right back here in a year.
Clean, dry, prime
The joint is cleaned to bare substrate, allowed to dry, and primed where the material calls for it. This is the step that gets skipped, and it is the step that decides adhesion.
Match the material
Sealant is selected for the substrate and for how much that joint will move. Professional-grade product from Dow, Sika, GE, and Pecora, color-matched to the stone or tile.
Tool it in one pass
The bead is tooled once, cleanly, with the edges cut in tight. That single pass is the difference between a joint that reads as finished work and one that reads as a repair.
